For contractors who price work

Digitise your tender desk.
Price the packages you currently decline.
Win the right work.

An AI-native construction operating system for UK contractors. Start with Tender Intelligence, the module that measures your drawings, builds the bill of quantities against your own rates, and flags the gaps before the price goes out. Every output is a draft for your QS to approve.

The cost of the current way

Three quiet ways contractors leak margin on every job.

01

The bid pile that never gets bid

Your commercial team is at capacity. Tenders stack up faster than you can price them, so half the packages on the desk get a regret to decline by default. Every one is a job you might have won. Pipeline capped by headcount, not by demand.

Addressed by Tender Intelligence
02

Priced on assumption

Drawings missing detail. Specifications incomplete. Subcontractor quotes still trickling in. You commit a number on what you hope is there, then variations either eat the margin or get refused on a technicality. The job is won and it is already costing you.

03

Losses with no learning loop

You lose tenders and you do not know why. Price, scope read, or the covering letter. Nothing gets measured, so nothing improves. Senior QS time goes into the void and the win rate sits flat year after year.

The shift

We are building an AI-native construction operating system for UK contractors, and starting where the commercial damage is worst.

Stage 01 · in closed beta Full launch Q1 2027

Tender Intelligence.
Measured, not estimated.

The module that goes live first, because it is where the biggest commercial damage happens. Drop in the tender pack. The platform measures the drawings, drafts the bill of quantities against your own rates, and flags the conflicts before you commit a price.

Take-off measured from the drawings
Quantities pulled from the tender drawings with the working shown, so your surveyor checks the measure rather than repeating it.
Bills of quantities grounded in NRM2
Take-off through to a structured BoQ, priced against the rate library you supply or subscribe to. We never supply the rates and never price the job for you.
Discrepancy detection before you price
Conflicts between drawings, specification and bill surfaced before the number goes out. Fewer variations that should have been clarifications.
One tender record
Replaces the handoff between Bluebeam, CostX and SharePoint. One place, one audit trail, one version of the measure.

Illustrative interface. Not live data.

The platform rollout

Four modules. One operating system. Released in stages, so you adopt at the pace your firm can absorb.

You do not need to rip out your entire commercial function on day one. Start with Tender Intelligence. Adopt the rest as we ship them.

Take-off, bill of quantities grounded in NRM2, and discrepancy detection. In closed beta with Founding Partners, full launch Q1 2027.

2
Sequenced 2027 to 2028

Commercial Engine

Applications for payment, pay-less notice tracking, variations, retention and CVR per package.

Compliance

Document control aligned to ISO 19650, supporting Building Safety Act and Golden Thread record keeping. We do not certify compliance.

How Tender Intelligence works

Three steps. One workflow.

Step 01

Upload the tender pack

Drawings, specification, bill and contract amendments. The platform takes the pack in one go, with no manual sorting and no spreadsheet wrestling.

Step 02

The platform measures and drafts

Take-off, a bill of quantities against your own rates, and a discrepancy report. Your surveyor reviews and approves rather than starting from zero. Nothing is committed without that approval.

Step 03

Issue with confidence

Submit a tender priced on measurement rather than memory. Win the right packages. Walk away from the ones that were always going to bleed margin.

What you are actually getting

Three things you can check for yourself.

NRM2
Bills of quantities generated against NRM2, as a draft for QS approval. Never a certified measurement.
Pre-bid
Discrepancies between drawings, specification and bill surfaced before you commit a price.
5
Tools consolidated: Bluebeam, Procore, CostX, Microsoft Project and SharePoint. Count your licences and your handoffs.

Any output containing rates, quantities or a contractual position is a draft requiring quantity surveyor review.

Built by the trade

Forty-five years in UK construction, built into the product.

JE
John Ellis
Founder and Chief Executive

Twenty-five years in UK construction, starting on the tools before qualifying as a quantity surveyor. Thirteen of those years in commercial roles across Mace, Morgan Sindall, Esh Group, Elliott and Modulaire, and Lindum, delivering in excess of £275 million of construction works. He founded ConstructEther to put the same commercial firepower in reach of firms that could never fund a bespoke system.

AE
Andrew Elsworth
Co-Founder and CFO · MCIOB

Over twenty years from trainee surveyor to Commercial Director, across subcontractor and main contractor tiers. He co-founded a contracting business and scaled it to £5m turnover in three years, and now runs his own commercial and project management consultancy. Andrew pressure-tests every commercial workflow in the platform against what actually happens on site.

The questions you will ask

Straight answers, no vendor waffle.

If your question is not here, we will handle it on the demo call. No script, no offer to check with the team.

When can I actually use this?
Tender Intelligence is in closed beta with Founding Partner firms now, with full launch in Q1 2027. Commercial Engine, Project Delivery and Compliance follow in sequence through 2027 and 2028. There are ten Founding Partner places, one of which is confirmed. Book a demo to discuss the remaining places.
Will this work for my trade?
It is built for firms that price packages from drawings: groundworks, cladding, MEP, fit-out, steel, civils and finishing trades, alongside small and mid-sized main contractors. The take-off and BoQ engine works from the drawing, so the trade label matters less than whether you tender, apply for payment and chase variations. Bring a tender on the demo and you can judge the fit on your own work rather than ours.
Do I have to commit to the whole platform on day one?
No. Tender Intelligence is the entry point, and it is the only module available today. You adopt the rest as they ship and as your firm is ready to absorb them. Most firms cannot digitise an entire commercial function overnight, so the sequence is deliberate. Start where the commercial damage is worst and expand from there.
What happens to my accounts software?
ConstructEther is the commercial layer, not the accounts ledger. When Commercial Engine ships, applications, valuations and variations get raised and tracked in the platform, then pass to your accounts package as approved invoices. Integrations with the major UK packages are planned rather than available, and Commercial Engine itself is sequenced rather than live. Your accountant keeps the system they already know.
How is this different from existing take-off or estimating software?
Most existing tools digitise a single step, whether that is take-off, estimating or applications. ConstructEther is the operating system underneath the whole commercial function. Tender Intelligence is the first module. The same data flows into Commercial Engine when it ships, and into Project Delivery and Compliance after that. You are not buying another point tool to add to the stack, you are consolidating the stack.
Can I trust a number the AI produced?
Every figure is reproducible and explainable, with the working shown against the drawing it came from. Nothing is committed on your behalf. AI output is always a draft for human approval, and any output containing rates, quantities or a contractual position needs quantity surveyor review before it goes anywhere near a submission.
