The cost of the current way

Three quiet ways contractors leak margin on every job.

01

The bid pile that never gets bid

Your QS team is at capacity. Tenders stack up faster than you can price them — so half the packages on your desk get a "regret to decline" by default. Every one is a job you might have won. Pipeline capped by headcount, not by demand.

02

Priced on assumption

Drawings missing detail. Specs incomplete. Subcontractor quotes still trickling in. You commit a number on what you hope is there — then variations either eat the margin or get refused on a technicality. Job's won, but it's already costing you.

03

Losses with no learning loop

You lose tenders. You don't know why. Was it price? Scope read? The covering letter? Nothing gets measured, so nothing improves. Senior QS time bleeds into the void — and your win rate flatlines year after year.

The shift

We're building the AI operating system for UK contractors — and we're starting with the one that prints money.

Stage 01 · Launching Beta Q3 2026 · Full Launch Q1 2027

Tender Intelligence.
Your unfair advantage.

The module that goes live first — because it's where the biggest commercial damage happens. Drop in the tender pack and the platform reads the drawings, builds the BoQ, and flags every scope gap before you commit a price.

AI take-off direct from drawings
Measured digitally — not eyeballed at midnight by a junior on caffeine. Quantities pulled, validated, and tied to your rate library.
BoQ generation against your rates
Priced BoQ produced in hours. Build standard rate libraries once, reuse them on every tender. Your pricing logic, automated.
Scope-gap flagging before bid
Every missing detail, conflicting spec, and ambiguous boundary surfaced before you commit a price. No more variations that should have been clarifications.
Bid-vs-no-bid scoring
Every tender scored against your win history before your senior QS spends an hour on it. Stop chasing the bids you were never going to win.
The platform rollout

Four modules. One operating system. Released in stages, so you adopt at the pace your firm can absorb.

You don't need to rip out your entire commercial function on day one. Start with Tender Intelligence. Adopt the rest as we ship them.

How Tender Intelligence works

Three steps. One workflow.

Step 01

Upload the tender pack

Drawings, specs, BoQ, contract amendments. The platform ingests everything in one go — no manual sorting, no spreadsheet wrestling.

Step 02

AI prices and flags gaps

Take-off, BoQ, scope-gap report and bid-vs-no-bid score — produced in hours. Your senior QS reviews and signs off, not starts from zero.

Step 03

Issue with confidence

Submit a tender priced on measurement, not memory. Win the right packages. Walk away from the ones that were always going to bleed margin.

What changes

Three outcomes you'll feel inside one tender cycle.

Hours
To price a package end to end — including take-off, BoQ and scope review. Not weeks.
Pre-bid
Scope gaps surfaced before you commit a price. No more variations you should have been clarifications.
More tenders priced with the same QS headcount. Bid more, win more, with no extra overhead.
Built by the trade

Thirty-five years of QS scar tissue, built into the product.

The questions you'll ask

Straight answers, no software-vendor waffle.

If your question isn't here, we'll handle it on the demo call. No script, no "let me check with the team."

When can I actually use this?
Tender Intelligence enters closed beta in Q3 2026 with Founding Partner firms only. Full launch is Q1 2027. The remaining three modules — Commercial Engine, Project Delivery, Compliance — roll out in stages through 2027. Book a demo now to secure a Founding Partner place: 10 places total, one confirmed (Creed Housing).
Will this work for my trade?
Yes — if you price work and run projects, the platform fits. It's been built for groundworks, cladding, MEP, fit-out, steel, civils, finishing, and small/mid main contractors who tender for packages. The take-off and BoQ engines work from drawings, so the trade label matters less than whether you tender, apply for payment, and chase variations. If you do, you'll feel the difference inside one bid cycle.
Do I have to commit to the whole platform on day one?
No. Tender Intelligence is the entry point. You adopt the rest as the modules ship and your firm is ready to absorb them. Most firms can't digitise their entire commercial function overnight — the rollout sequence is deliberate. Start where the highest commercial damage happens. Expand from there.
What happens to my existing accounts software (Xero, Sage, etc.)?
ConstructEther is the commercial layer, not the accounts ledger. When the Commercial Engine ships in Stage 2, applications, valuations and variations get raised and tracked in the platform, then sync to your accounts package as approved invoices. Xero, Sage, QuickBooks and most major UK packages will be supported. Your accountant keeps using the system they already know.
How is this different from existing take-off or estimating software?
Most existing tools digitise a single step — take-off, or estimating, or applications. ConstructEther is the operating system underneath the whole commercial function. Tender Intelligence is the first module. The same data flows into Commercial Engine when it ships, and into Project Delivery and Compliance after that. You're not buying another point tool to add to your stack — you're consolidating the stack.
