For Property Developers

Cost certainty before contract.
Compliance built in.
IRR protected.

Stop relying on month-old PDF cost reports that arrive too late to act on. See live cost, programme and compliance status across every project in your pipeline — before scope creep eats your return.

Where IRR walks off your scheme

Three quiet ways developers carry risk and lose return.

01

Cost certainty is theatre

You sign off a GMP, then six months in the QS report flags overruns you can't unwind. The IRR is already compromised — and you're explaining it to investors instead of hitting it. The cost report tells you what's already happened, not what you can still control.

Solved by Commercial Engine
02

Programme risk is invisible

Slippage shows up in monthly meetings, not in real time. By the time you know, the cost of catch-up is locked in — and so is the impact on sales, lettings or operational handover. The funder finds out the same week you do.

Solved by Project Delivery
03

BSA exposure on HRBs

Golden thread evidence is patchy across the contractor chain. As accountable person, you carry the legal risk personally — and at gateway, "we trusted the contractor" is not a defence. One audit gap is one prosecution risk.

Solved by Compliance
The shift

Live commercial and compliance visibility across your pipeline — without growing your in-house team to get it.

Three modules. One pipeline view.

Cost, compliance, delivery — in real time.

ConstructEther is a four-module platform. Developers don't tender — you receive them — so we strip out Tender Intelligence and focus on the three modules that move your IRR: live cost, BSA compliance, and live programme delivery across every scheme in your pipeline.

Module · Cost

Commercial Engine

Real-time cost vs budget, variation impact modelling, cashflow forecasting and scenario testing — see what hits IRR before you commit, not after.

  • Live cost vs budget per project and pipeline
  • Variation impact modelled against IRR
  • Cashflow forecasting at portfolio level
  • Scenario testing — see return before you sign
Live Data
Module · Compliance

Compliance

Golden thread automation, principal designer and contractor evidence, gateway readiness — built for the accountable person, defensible at audit.

  • BSA golden thread auto-compiled
  • Principal designer & contractor evidence captured
  • Gateway 2 & 3 readiness for HRBs
  • Audit-ready evidence pack on demand
Built In
Module · Delivery

Project Delivery

Programme dashboard, milestone tracking and contractor performance — see slippage the day it happens, not in next month's meeting.

  • Live programme vs baseline per project
  • Milestone tracking with cost impact attached
  • Contractor performance scored across pipeline
  • One portfolio dashboard, every scheme
Real Time
Honest about timing

Four modules. One operating system. Released in stages — and we'll tell you exactly when your modules ship.

Tender Intelligence is the launching module in Q3 2026 — it sharpens the cost picture contractors give you, but you won't use it directly. Your three modules — Commercial Engine, Project Delivery and Compliance — ship from 2027 onwards. Founding Partners shape the rollout priority.

Tender Intelligence

The launching module. Used by main contractors and consultants — sharpens the cost picture you receive from the supply chain.

Your Stage 1

Commercial Engine

Live cost vs budget, variation impact modelling, cashflow forecasting. The cost picture as it actually is.

3
Your Stage 2

Project Delivery

Programme integration, milestone tracking, contractor performance scoring. Delivery and commercial finally connected.

How it works

Three steps. One pipeline view.

Step 01

Connect your contractors and consultants

Bring your existing project teams into the platform — main contractors, QS firms, designers. Each operates in their own ringfenced workspace; you see the consolidated picture.

Step 02

See live cost, programme and compliance

Cost vs budget, programme vs baseline, golden thread evidence — all updating in real time. One pipeline view across every scheme, not one PDF at a time.

Step 03

Make decisions on real data

Variation hits IRR? You see it Tuesday, not next month. Programme slips? You see it the day it happens. BSA gateway approaching? Evidence is already compiled.

What changes

Three outcomes you'll feel across every scheme in your pipeline.

Live cost
Cost vs budget visible per project from day one. Variances surface the day they happen — not buried in next month's PDF.
Audit-ready
Golden thread compiled continuously. BSA gateway evidence on demand, defensible at audit, without the pre-submission scramble.
Portfolio-wide
Cost, programme and compliance across every scheme. Stop managing your pipeline one project at a time.

The questions you'll ask

Straight answers, no software-vendor waffle.

If your question isn't here, we'll handle it on the demo call. No script, no "let me check with the team."

When does this actually work for me as a developer?
Tender Intelligence ships first in Q3 2026 — it's used by your main contractors and QS firms, not directly by you, but it sharpens the cost picture you receive at tender. Your direct modules — Commercial Engine, Project Delivery and Compliance — start rolling out from 2027. Founding Partners shape the rollout sequence and get early access. 10 Founding Partner places total, one confirmed (Creed Housing). If you secure a place, the order your modules ship in is a conversation, not a fixed roadmap.
How does this work alongside my external QS or PM firm?
It augments them, doesn't replace them. Your external QS or PM team gets logged in as users and continues to work the way they always have — but now you see the same data they do, in real time, instead of waiting for monthly PDFs. Most consultancies welcome it because the platform reduces their reporting overhead. If your QS firm is reluctant to adopt it, that's usually a signal worth investigating — they may be obscuring something the platform would surface.
What about projects already mid-build?
We onboard mid-build projects regularly. Our team imports your current cost-to-date, programme baseline and any open variations from whatever system you have now (spreadsheets, CostX, Procore, anything else). From that point forward you have live visibility. You don't get retrospective insight into the months before, but you stop the bleed on what's left — typically the most expensive period of any project.
Is this suitable for HRBs under the Building Safety Act?
Yes — it's specifically built for HRBs. When Compliance ships (Stage 4), it compiles golden thread evidence in an immutable audit log, captures principal designer and principal contractor evidence as specified at BSA gateways, and gives you, as the accountable person, a defensible record at all three gateway points. UK-hosted, ISO 27001-aligned, with role-based access for sensitive project data.
How is contractor data protected commercially?
Each contractor uploads to their own ringfenced workspace. They see what they need to see (their package, their CVR, their RFIs); you see consolidated views across the project; competing contractors never see each other's commercial data. Standard NDA terms are baked into the contractor onboarding flow, and audit logs capture every access event for any future dispute.
