For main contractors

Price more tenders properly.
Protect the margin you win.
Evidence it at every gateway.

One commercial backbone across preconstruction, delivery and compliance. Start with Tender Intelligence, in closed beta now, so your preconstruction team checks the measure instead of rebuilding it. Every output is a draft for your QS to approve, with the working shown.

Where main contractors leak margin

Three structural ways your projects bleed cost and risk.

01

The cost of tendering

Senior commercial time is the most expensive resource in the business, and most of it goes into take-off and bill preparation before anyone knows whether the bid is worth pursuing. Every loss writes that time off against overhead recovery, and you cannot price your way out of it without breaking the model.

02

Cost reporting behind reality

By the time the month end cost report lands, the problem is weeks old and the margin has gone. You are reporting on the past rather than steering the future, and the commercial team spends its week reconciling instead of intervening.

03

Compliance evidence is scattered

Building Safety Act records, golden thread evidence and CDM documentation spread across email, SharePoint and a dozen project folders. Every gateway becomes a paper chase, assembled after the fact rather than captured as the work happens.

The shift

We are building an AI-native construction operating system for UK main contractors, and starting where the commercial damage is worst.

Stage 01 · in closed beta Full launch Q1 2027

Tender Intelligence.
Measured, not estimated.

Built for main contractor preconstruction. Drop in the tender pack. The platform measures the drawings, drafts the bill of quantities against your own rate libraries, and flags the conflicts before your team commits senior hours to a bid.

Take-off measured from the drawings
Quantities pulled from the tender drawings with the working shown, so your surveyor checks the measure rather than repeating it.
Bills of quantities grounded in NRM2
Take-off through to a structured BoQ, priced against the rate libraries you supply or subscribe to. We never supply the rates and never price the job for you.
Discrepancy detection before you price
Conflicts between drawings, specification and bill surfaced before the number goes out, so the job you win is the job you can deliver on margin.
One tender record
Replaces the handoff between Bluebeam, CostX, Microsoft Project and SharePoint. One place, one audit trail, one version of the measure.

Illustrative interface. Not live data.

The platform rollout

Four modules. One operating system. Released in stages, so your business adopts at the pace it can absorb.

Main contractors are the only reader who uses the full stack. Here is the whole plan, and which parts of it you can actually use today.

1
In closed beta

Tender Intelligence

Take-off, bill of quantities grounded in NRM2, and discrepancy detection. In closed beta with Founding Partners, full launch Q1 2027.

2
Sequenced 2027 to 2028

Commercial Engine

CVR, valuations, variations, forecasting and final account. Subcontract enquiry and comparison sits here.

3
Sequenced 2027 to 2028

Project Delivery

Programme, RFIs, instructions and correspondence, so delivery and commercial data finally talk to each other.

4
Sequenced 2027 to 2028

Compliance

Document control aligned to ISO 19650, supporting Building Safety Act and golden thread record keeping. We do not certify compliance.

How Tender Intelligence works

Three steps. One workflow.

Step 01

The tender comes in

Drop the pack in. Drawings, specification, bill and contract amendments, taken in one go, with no manual sorting and no spreadsheet wrestling.

Step 02

The platform measures and drafts

Take-off, a bill of quantities against your own rate libraries, and a discrepancy report. Your team reviews and decides rather than starting from zero. Nothing is committed without a surveyor's approval.

Step 03

Issue with confidence

Submit a tender priced on measurement rather than memory. Win the right work. Walk away from the bids that were always going to bleed margin.

What you are actually getting

Three things you can check for yourself.

NRM2
Bills of quantities generated against NRM2, as a draft for QS approval. Never a certified measurement.
ISO 19650
Document control aligned to ISO 19650 when Compliance ships. We do not author BIM models and we do not certify compliance.
5
Tools consolidated: Bluebeam, Procore, CostX, Microsoft Project and SharePoint. Count your licences and your handoffs.

Any output containing rates, quantities or a contractual position is a draft requiring quantity surveyor review.

Built by operators

Forty-five years inside commercial teams, built into the product.

JE
John Ellis
Founder and Chief Executive

Twenty-five years in UK construction, starting on the tools before qualifying as a quantity surveyor. Thirteen of those years in commercial roles across Mace, Morgan Sindall, Esh Group, Elliott and Modulaire, and Lindum, delivering in excess of £275 million of construction works. He founded ConstructEther to give main contractors one commercial backbone across preconstruction, delivery and compliance, instead of stitching seven tools together and hoping they talk to each other.

AE
Andrew Elsworth
Co-Founder and CFO · MCIOB

Over twenty years from trainee surveyor to Commercial Director, across subcontractor and main contractor tiers. He co-founded a contracting business and scaled it to £5m turnover in three years, and now runs his own commercial and project management consultancy. Andrew pressure-tests every commercial workflow in the platform, preconstruction through final account.

The questions you will ask

Straight answers, no vendor waffle.

If your question is not here, we will handle it on the demo call. No script, no offer to check with the team.

When can I actually use this?
Tender Intelligence is in closed beta with Founding Partner firms now, with full launch in Q1 2027. Commercial Engine, Project Delivery and Compliance follow in sequence through 2027 and 2028. There are ten Founding Partner places, one of which is confirmed. Book a demo to discuss the remaining places.
How does it integrate with our ERP and accounts system?
ConstructEther is the commercial layer, not the accounts ledger. It is designed to sit above your ERP and pass approved transactions to it. Integrations with the major UK packages are planned rather than available, and the module that raises those transactions, Commercial Engine, is sequenced rather than live. Bring your ERP to the demo and we will tell you plainly where it sits in the plan. Your finance team keeps the ledger it knows.
What does rollout look like across a large portfolio?
We start with one live tender, to prove the data model against your actual workflow before anything else is committed. From there the platform scales on your existing rate libraries, BoQ templates and supply chain data. We are in closed beta, so we will agree a timetable with you rather than quote one at you. You do not pause bidding to adopt it.
How is data security handled?
Access is role based, with encryption in transit and at rest, and secure cloud infrastructure within UK and EU regions where possible. We hold no formal security certification today and we will not claim one until we do. Data residency can be discussed against your own compliance requirements on the demo call. Golden thread evidence sits in the Compliance module, which is sequenced rather than live, so it is not something we can offer you yet.
What is the return on investment?
We will model it against your own tender volume on the call, and it will be a model rather than a measurement. Beta has only just started, so we have no customer performance data to quote and we will not invent any. The honest test is the one we offer: send a tender you have already priced, we price it too, and you compare the two.
Can I trust a number the AI produced?
Every figure is reproducible and explainable, with the working shown against the drawing it came from. Nothing is committed on your behalf. AI output is always a draft for human approval, and any output containing rates, quantities or a contractual position needs quantity surveyor review before it goes anywhere near a submission.
Founding Partner places open

See it run on a live tender from your pipeline.

No slides. We run Tender Intelligence against a real tender you are pricing this month, you compare our numbers against yours, and you keep the output either way.
