Digital foundation

Digitise
your construction business.

Stop running on spreadsheets, WhatsApp and memory. Capture every project, every cost and every decision once, securely, and keep it yours. It starts with tendering, which is where the money leaks first, and extends across the lifecycle as the other modules land.

The hidden stack

Eight places. None talking to each other.

Walk into most contractors, subcontractors, QS practices or developers in the UK and you find the same picture. Commercial data that matters, scattered across tools that were never built to talk.

01

Spreadsheets

Live pricing in v7_FINAL_revised_2.xlsx. Nobody is sure which version is current.

02

WhatsApp

Variations agreed, instructions issued and costs flexed, in a chat that vanishes when someone leaves.

03

Email inboxes

Subcontractor quotes, supplier prices and client approvals, buried under thousands of unread emails.

04

Paper take-offs

Highlighter on a drawing, rolled up in the van. Lost if it rains. Gone if it is binned.

05

People's heads

Ask Dave about that rate. Dave leaves. The rate leaves with him, and so does the relationship.

06

Random folders

Dropbox, OneDrive, Google Drive, a USB stick, and an old server in the office cupboard.

07

Point software

One tool for cost, another for programme, a third for tendering. None of them speak.

08

Nowhere at all

The conversation that mattered. The decision that swung the margin. Never written down.

When the regulator asks for the golden thread, you reconstruct it. When you tender the next job, you start from scratch. When your senior QS leaves, years of pricing judgement walks out of the door and into someone else's.
Captured once, structured for good

One platform. Four data layers. Released in the order you need them.

ConstructEther is not another tool to bolt onto the stack, it replaces Bluebeam, Procore, CostX, Microsoft Project and SharePoint. The rollout is staged, starting with the work that touches your margin first. One layer is in closed beta. Three are sequenced.

Layer 01

Tender Intelligence

Drawings in, a priced draft out. Take-off measured from the drawings, a bill of quantities grounded in NRM2, priced against your own rate library. Every tender you run through the platform becomes a reference for the next one.

What you capture from the first tender Take-off quantities · supplier rates · your own rate library · discrepancies raised · the decisions your estimator made and why
Sequenced 2027 to 2028
Layer 02

Commercial Engine

Designed to run CVR, valuations, applications, variations and final account off the same record as the tender, so margin movement is visible while you can still do something about it. It prepares the paperwork. Your commercial manager checks it and issues it.

What would layer on top CVR · variation register · applications prepared for issue · cashflow position · subcontractor performance · tendered against actual margin
Sequenced 2027 to 2028
Layer 03

Project Delivery

Designed to hold programme, RFIs, instructions, site progress and daily records alongside the commercial picture, so a delay shows up as a forecast rather than a surprise at the next review.

What would layer on top Programme against baseline · RFI register · site instructions · daily progress · decision log
Sequenced 2027 to 2028
Layer 04

Compliance

Designed as document control aligned to ISO 19650, supporting the golden thread and CDM records you have to keep, captured as the work happens rather than reconstructed later. A record keeping system. We do not certify compliance.

What would layer on top Golden thread records · CDM documentation · version history · document access log · change history
Why it compounds

The first tender digitises you. The hundredth pays you back.

This is the part most operators miss. Your commercial data is not admin, it is an asset. The longer you run tenders through one system, the better the record you are pricing from.

01
First tender

Order from chaos

One record per tender. The take-off, the rates and the decisions in one place, findable in seconds rather than hours.

02
First quarter

Your library builds

Your rate library stops being rebuilt from scratch on every job. It becomes the thing you price from and improve.

03
First year

Drafts, not blank pages

A new pack lands and the measure is drafted against your own library. Your surveyor checks and prices rather than starting from nothing.

04
Beyond

Knowledge that stays

When a senior surveyor moves on, the pricing judgement they built is in the record rather than only in their head.

A business that gets sharper every tender, rather than one that starts from scratch every time.

Your data stays yours. Client data is not used to train shared AI models without written consent.

Building Safety Act

The golden thread, captured as you work.

The Building Safety Act does not ask for a folder of PDFs. It asks for a continuous, accurate and accessible record of design and construction information across the life of a building.

For most contractors that becomes a reconstruction exercise at gateway. The Compliance module is designed so the record is built as the work happens instead. It is sequenced for 2027 to 2028, so what follows is the design rather than something you can use today.

Version history on every document Changes recorded with the person, the date and the version, so the record can be followed.
Decisions linked to documents Costs, variations and instructions tied to the document they came from and the reason given.
Aligned to ISO 19650 Document control structured to the standard your information manager already works to.
Exportable evidence pack The records exported for the duty holder to submit. We do not certify compliance and we do not submit on your behalf.

Accountability under the Act stays with the duty holders and their own advisers.

Your data, your control

Built to keep it. Built to give it back.

Your commercial data is the most valuable asset you own, and we treat it that way.

UK and EU regions

Secure cloud infrastructure within UK and EU regions where possible. Bring your residency requirement and we will tell you plainly whether we can meet it.

Encrypted

Data encrypted in transit and at rest, with role based access scoped to the project and the package.

UK GDPR

Data protection law applies to us today. Clear lawful basis, clear rights, set out in the privacy policy.

Yours to take

Export in standard formats. Your data is yours, and leaving should not mean losing the record you built.

We hold no formal security certification today and we will not claim one until we do. Our full position, including what is not in place, is on the compliance page.

Start with one tender.

Send a tender you have already priced. We run it through Tender Intelligence, you compare our measure against yours line by line, and you keep the output either way. That is the whole test, and it tells you more than any walkthrough would.
